The challenge was to help insure the long term investment on an expensive site in highly restrictive planning overlay and still maintain convenient parking to be accessible for medical clinics. Developed by One Nine Investment’s with their goal to design a shell office building incorporating clinic space for two anchor tenants and include additional lease space for future tenant.
The solution includes the ability to expand on the present lot while maintaining enough surface parking over the minimum required by the zoning code. The building depth provides efficient capacity for two double loaded corridors allowing for very effective space utilization for either a small or a large clinical practice.
