The project program required the design of a multi-tenant medical office a building on a highly visible, urban, brownfield lot fronting a transitioning medical corridor.
Response to the rapidly-changing real estate market necessitated broad flexibility of potential tenancy scenarios to meet the owner’s expectations. The solution which maximizes the building envelope on a constricted lot allows for multiple ground floor private entrances complementing a common entrance with access to a phase-two second level. Providing an appropriate response to the urban context on the site of a formerly abandoned gas station and balancing requirements of energy efficiency and storm water treatment complete the extraordinary transformation.
